Viewing a House? What to Look Out For

Buying a house is a huge decision to make. Not only is it important that the property you choose is right for you, but it is also essential that everything is functioning correctly and the house is in decent condition. When viewing a house, it is essential that you do not miss any important details and that you ask the seller the right questions. For your convenience, we’ve put together a list of what to look out for when viewing a property.

Damp

Seller’s may try to cover up or mask the smell of damp in their property, however, it is important that you are aware of the signs. Damp can be identified by blistering paint, dark patches, watermarked walls or ceilings, discolouration, a musty smell and mould. Be aware that sellers may attempt to cover up damp by placing furniture in front of it or spraying air freshener.

Cracks

The last thing you want to do is purchase a property that is not structurally sound. Hairline cracks are to be expected, however, if you notice big cracks, you should be wary. While the inside of the house may resemble a fresh showroom, pay special attention to the exterior brickwork; is it in good condition? If there are big cracks, bay windows and end-of-terrace walls can crumble or bow away so make sure you inspect the property for cracks.

Room size

Each room should be of substantial size. Sometimes, sellers will try to make rooms look bigger and more spacious by placing smaller furniture in the room or removing lots of items from the space. If necessary, take a tape measure to make sure that your furniture will fit in all of the rooms.

Plumbing

It is important that you check the state of the plumbing in the property. Flush the toilets and run the taps in the house to check the water pressure and remember to ask the seller how old the boiler is and when it was last serviced. If the pipes in the property are lead, they will need to be replaced, and don’t forget to ask the seller whether the pipes are insulated.

Garden

If the property has a garden, take a good look around it. Not only does the garden need to be big enough for you, but you also need to make sure that you will be able to maintain it. Does it need any work done? Is it north or south facing? These are all things that should be considered when looking at the garden.
